<p>When Swap Shop and Roost board members and I started walking from business to business around the inner south east last summer looking for community minded businesses willing to sponsor youth at The Roost, I had no idea the great twists and turns this fundraising effort would take for our co-op and for my own family.</p>
<p>As we are about to round into our second year singing the praises of local businesses, I am astounded at how much I have learned (about old fashioned pianos and car care and more) and delighted at the resources that my family and all our families have at our finger tips.&nbsp; I couldn&#8217;t be more grateful for our Roost sponsors than on one fateful weekend last spring.</p>
<p>My kids are true community kids.&nbsp; I&#8217;m pretty sure they spend more time at Sunnyside Park, Sunnyside School and inside the Sunnyside United Methodist Church building than they do in their own home.</p>
<p>So it was with ease that I asked a co-op member to watch my youngest daughter Claire and her friend at our Saturday night dinner theater performance at the swap shop while I finished closing up the big swap day at the April Useful Goods Exchange.</p>
<p>When my cell phone rang about 30 minutes after I said goodbye to Claire, I answered and heard big crying in the background.&nbsp; At first I just assumed I was hearing a toddler at the swap shop.&nbsp; But it was&nbsp; Claire I was hearing who, in an act of strange physics, slipped on our wooden slide in the big kids room in such a way that she broke out a big part of her two front teeth.</p>
<p>I didn&#8217;t have to take two steps to find people at the exchange willing to close up for me and I rushed over to help with the ice pack and drying tears and figuring out what to do next.</p>
<p>Of course, this was the weekend that our regular dentist went to the beach with out his cell phone charger.&nbsp; So this was the weekend that I called our Roost sponsor dentist, Aaron Tinkle of Belmont Family Dentistry, and got a first hand experience of his calm, friendly, easy manner.</p>
<p>Before you start feeling sorry for Claire, let me assure you that, to an eight year old kid, showing off her big front teeth gap and then her new front teeth caps to classmates, family and the whole dental staff at Belmont Family Dentistry far and above made up for the downsides of the incident.</p>
<p>I&#8217;ve always regretted not taking any high school or college chemistry classes but I feel like I got a whole chemistry lesson watching Aaron mix up just the right colors for Claire&#8217;s remade sections of her teeth.&nbsp;&nbsp; If you look at her today with that big 3rd grade, almost 4th grade, toothy grin, you wouldn&#8217;t even know she knocked them out.</p>
<p>And how good of a dentist is Aaron Tinkle for kids?&nbsp; I think Claire likes him almost as much as she likes her third grade teacher so, after all the bonding they did over fixing her front teeth, it was easy to start making him our family dentist.</p>
<p>And it&#8217;s a good thing Claire likes and trusts her dentist (and his staff) because when we went for her regular check up last week&nbsp; . . . my car battery died.&nbsp; We ended up walking up hill to 60th and Belmont from the Swap Shop (good thing they give out prizes at the end of your visit) and when she heard the news that I&#8217;d be spending her appointment getting a jump start instead of waiting right there with her she skipped ahead of me on the side walk and said, &#8220;Mom, I&#8217;ll be with Dr. Tinkle.&nbsp; I&#8217;ll be fine.&#8221;</p>
<p>OK, so maybe I&#8217;m just the sentimental type, but somewhere between this little scene and watching my oldest daughter, just newly in middle school, make her own appointments with the staff at Parkside Orthodontics, I really do feel like I live in a village.<br />&nbsp;<br />And, as much as I enjoy the &#8220;village&#8221; life, I&#8217;m also glad that we live in a big city and have great specialists like Dr. Amna Shabani at Children&#8217;s Dentistry right over the bridge in Vancouver.&nbsp; I know our Swap Shop board member Karen Ehn recomends Amna any &nbsp;<br />chance she gets and is very grateful for all she does for her sons Charlie and Henry.</p>

<p>&#8220;Noite Brasileira!! Come one, come all, the Brazilian night is back and so is yummy food with a new twist: you will be eating to support a wonderful cause! I am training to complete a Triathlon (GULP!) in June as a member of the The Leukemia &amp;Lymphoma Society&#8217;s (LLS) Team In Training. In exchange for all the guidance we have from couches to participate in this endurance event, we raise funds to help the LLS stop Cancer from taking more lives. Every four minutes someone new is diagnosed with blood cancer, every 10 minutes someone dies. In the US only, more than 1,500 people a day were expected to die of cancer in 2009. The most common cancer in children is leukemia and it causes more deaths than any other cancer among children. All proceeds raised from our participation on this challenge will support LLS&#8217;s programs of research (to find a CURE!), patient aid, public and professional education and community service. That being said, I NEED your help to meet my monetary goal of $3400 for the LLS. So how can you help? Come to the swap shop to enjoy some yummy Brazilian food, bring your friends! All the profit from that night will go to my fundraising. 			<content:encoded><![CDATA[<p> I feel lucky to have Shira Fogel, who started Tiny Talkers baby signing workshops, and Carissa Martos, who is trained at the Signing Time Academy, both involved with our co-op.  Having good resources for our children and our families is what the &#8220;Know your Neighbor&#8221; weekly emails are all about.</p>
<p>Whether you are way past the young baby/toddler phase of parenting or still in the midst of helping a pre-verbal or just barely verbal child make their way in the world, between what Shira and Carissa are offering Swap Shop families, I think you will find something helpful and meaningful to add to your family&#8217;s life.</p>
<p>First and foremost, Shira and Carissa are moms passionate about raising their own children well and helping others to do the same.  As you read on you can find out how they can support you, you can support them and getting us all connected to each other can help financially support our new Roost program for middle schoolers. . .</p>
<p>Shira Fogel specializes in working with parents to help you work with your preverbal and barely verbal child.  Her one-day, two-hour workshops for parents and caregivers are taught either in your home or at several wonderful spots around Portland listed on her web site:  <a href="http://www.tinytalkersportland.com/">Tiny Talkers Portland</a>  .  A one-time workshop with Shira can really jump start your ability to connect and communicate.  Babies are welcome in her sessions but she finds parents get even more out of the workshop if you come without your child so you can really concentrate on everything being said.</p>
<p>Once your child is old enough to &#8220;play along&#8221; with signing songs and games, Carissa Martos&#8217;s  <a href="http://www.pdxlovessigning.com/classes-2.html">ongoing classes</a>  through local Portland Parks and Rec Centers and a private art studio are great for babies, toddlers and preschoolers.  Even though they are often listed as infant signing classes, her classes are especially great for special needs kids who are struggling to learn to talk and also if you have older kids that could learn through songs and games right along with you and your youngest child.</p>
<p>I am especially excited about the arrangement we have made with Tiny Talkers that allows Shira to support our Roost program without over taxing the limited funds of her stay-at-home-mom budding business. Participation in one of Shira&#8217;s workshops costs $40 (a real bargain in exchange for the temper tantrums and melt downs that a few well learned signs can avoid).  This is almost the cost of one student attending The Roost one day a week after school.</p>
<p>Shira will be keeping track of families that register for her workshops from our Swap Shop community and will be donating fees from one family in the month of April to the Charitable Partnership Fund to help fund The Roost. We&#8217;d love to keep this arrangement going month after month if we find there are enough of our member families and friends to keep her busy helping us learn to sign.  Shira has six  <a href="http://www.tinytalkersportland.com/Baby_Sign_Language_101.html#Upcoming">workshop dates</a>  in April – weekdays and weekends to fit everyone&#8217;s schedules &#8211; starting with Saturday, April 3 12:30 – 2:15pm at Alma Midwifery Service at 16th and Ankeny.</p>
<p>A one day workshop most of us can make time for.  Not everyone has the time/transportation (and patience) to get to a series of parks and rec classes on time, fresh and ready to go.  Carissa is coming in on scheduled Saturdays to our Swap Shop stage to share Signing Time classes with all ages of kids so you can add some signing to your life at any age.  It&#8217;s also a great way to see how your kids respond so you know if signing up for a series of signing classes makes sense for you.   She will be at our first spring open house, also on Saturday, April 3rd from 10-noon ready to gather guest and member kids into song and signing.</p>
<p>I don&#8217;t have to make a very big case for how sign language with your baby and toddler lessens frustration, crying, and tantrums.  It&#8217;s great to know it&#8217;s scientifically proven to build more brain function, raise your child&#8217;s IQ and increases your child&#8217;s ability to pay attention and listen by teaching them to stop, look, and listen to what is being said or shown.</p>
<p>Both Shira and Carissa teach true American Sign Language signs (some programs do not) upping your chances that others will understand and respond to your child and giving all of you an opportunity to pursue signing even farther if any one in your family chooses.  Even as adults we have more to say than we can seem to get out in words.  Childhood is a hands on time and what a great way to get our hands more involved in connecting us together.</p>

<p>A great way to think of Scott Buntin&#8217;s very, very local business -&nbsp; ASAP Mac and PC Services &#8211; is to just refer to him as our &#8220;community brother-in-law.<wbr>&#8220;<br />&nbsp;<br />Not everyone has relatives in town to watch our kids or that brother-in-law or neighbor just down the street that knows all about computers.&nbsp; It&#8217;s great when we have a friend who is handy with . . . fill-in-the-<wbr>blank . . . construction or repair skill but the next best thing is the connections we are all making through the Swap Shop.<br />&nbsp;<br />Scott, who has been managing our Swap Shop web site and all our computer gear in the Swap Shop office and in The Roost, is all around handy with computers: hardware, software, basic repairs, data recovery, virus extraction and protection, and basic graphics and web design.<br />&nbsp;<br />Both for my own lap top that is older than the Swap Shop and starting to show its age and for all the rest of us trying to squeeze every last bit of use out of what we already have in these harder economic times, I spent a morning over coffee with Scott this week at his usual haunt – Tabor Space at 55th and Belmont – talking portable computers.<br />&nbsp;<br />Theoretically, a lap top can run just fine for up to ten years.&nbsp; However, Scott, with his many years working at the Apple help desk in Sacramento and now three years helping everyday Portlanders&nbsp; and small businesses keep it all running – knows the real life of our techie best friends is more like 3-5 years.<br />&nbsp;<br />If you are trying to stretch a few more years out of what you already have or are ready to figure out how to upgrade, Scott offers a number of low cost and a few no cost ways to find out what to do next.&nbsp; <br />&nbsp;<br />If you have a hankering for community and time on a Wednesday or Saturday morning,&nbsp; Scott can meet you at Tabor space 9-noon either day – it&#8217;s good to call first but just dropping by is OK too.&nbsp; He can show you a few quick things at no charge and give you a ballpark quote for anything bigger than a coffee house make over will cover.<br />&nbsp;<br />Scott enjoys not having to be that guy working on commission trying to sell you a certain thing whether or not it&#8217;s a good for you.&nbsp; He&#8217;s seen everything from the lap top that got run over by the car backing up out of the driveway (oops) to the power cord that won&#8217;t connect any more – a tricky little problem that may mean a need for a whole new machine or just a quick fix.<br />&nbsp;<br />There are many people he works with just once or twice with a minimum charge of $80 and a committed maximum (so you know what you are getting into) of no more than $200.&nbsp;&nbsp; <br />&nbsp;<br />If you are running a home or small business where you like to have fixed costs and also know that everything is going to stay running and connected year round, Scott can work with you for less than $80 per month if your needs are simple, up to $200 per month for larger systems, giving you ongoing trouble shooting, training, maintenance and repair.<br />&nbsp;<br />So if it won&#8217;t boot up, acts like it&#8217;s infected with some hacker&#8217;s idea of a funny joke, can&#8217;t access the internet, crashes every time you turn on a certain program, or your toddler emptied a sippy cup onto the keyboard, your membership at the Swap Shop includes an extra computer savvy brother-in-law:&nbsp; Scott Buntin of <span id="emoba-8331"><span class="emoba-pop"><span class="emoba-em">scott<img src="http://www.sunnysideswapshop.org/wp/wp-content/plugins/emoba-email-obfuscator-advanced/at-glyph.gif"  alt="at"  class="emoba-glyph" />asapmacpc<img src="http://www.sunnysideswapshop.org/wp/wp-content/plugins/emoba-email-obfuscator-advanced/dot-glyph.gif" alt="dot" class="emoba-glyph" /><wbr>com</span><span >&nbsp;&nbsp;<span class="emoba-em">scott<img src="http://www.sunnysideswapshop.org/wp/wp-content/plugins/emoba-email-obfuscator-advanced/at-glyph.gif"  alt="at"  class="emoba-glyph" />asapmacpc<img src="http://www.sunnysideswapshop.org/wp/wp-content/plugins/emoba-email-obfuscator-advanced/dot-glyph.gif" alt="dot" class="emoba-glyph" />com</span>&nbsp;&nbsp;</span></span></span>

Should be great Swap Shop fun.</p>

			<content:encoded><![CDATA[<p>Spring is in the air and that means home buying and selling is picking up even in this down economy.</p>
<p> Whether you are seriously in the market for a new home or just dreaming and planning for the future &mdash; we are lucky to have very knowledgeable inner southeast real estate agents: Jarrett Altman and Tracy Dau of <a href="http://nworksrealty.com//">Neighborhood Works Realty</a> as Roost sponsors to keep us all in the loop on what&#8217;s happening in our part of Portland.</p>
<p> Every quarter I ask Tracy and Jarrett for an update on homes selling in our neighborhood and a bit of education on what we would all like to know to make the best of our funky old inner Southeast rentals and owned homes.</p>
<p>If this is your year for jumping into home ownership or selling what you have and buying a new home, the first time home buyer and current home buyer tax credits are in effect as long as there is an offer made and accepted by April 30th.  As I well know from buying my own home last year, offers go back and forth for a while with counter offers and inspections and other life events.  Tracy, who was fabulous working with me and the seller&#8217;s agent for my 3 bedroom 2 bath on Yamhill, recommends using the next three weeks to get all your ducks in a row to start making those first offers so you can be well within the deadline.</p>
<p>Under the Extended Home Buyer Tax Credit, as long as a written binding contract to purchase is in effect on April 30, 2010, the purchaser will have until July 1, 2010 to close.  Happy house hunting if this is the right time for you.</p>
<p>For those of us still trying to decide if renting or owning makes more sense, Jarrett forwarded me this piece of regional good news:  According to Forbes Magazine, Portland is listed as the 8th best city in the nation where it is smarter to buy than rent.  To rank the cities, Forbes computed the premium to buy&#8211;the spread between what you would spend to rent and what you would pay for a mortgage&#8211;and then identified locales where economists predict home prices will go up the most over the next five years.  Apparently, in our last housing bubble you would have been paying a 62% premium to go from renting to buying in Portland but in the third quarter of 2009, that premium shrank for to &#8220;only&#8221; 46%. At the same time, Moody&#8217;s Economy.com gives Portland a projected home price jump of 19% over the next five years because of our tight urban growth boundaries are giving the homes we already have more value.</p>
<p>Whether rental and purchase prices are going up or down or sideways, the bottom line for most of us it how much will the home I want cost?</p>
<p>Tracy compiled this list for us from homes that have closed within the last 6 months in the Sunnyside Environmental School district boundaries:</p>
<p>Current  fixers are selling in the $320,000 range.   Two examples of this are &#8211;  2414 SE Madison Street listed at $319,000. The house is 958 sqft above grade with 958 in a semi-finished basement, with 5 bdrms 2 bath&#8217;s with tiny yard, and off-street parking. The second example is 4020 SE Belmont Street.  The house is listed for $340,000 and is 4 bedroom 2 bath and bank owned.</p>
<p>Medium size homes in that are three bedroom two baths are selling around $450,000.   Two examples &#8211;  3642 SE Morrison  Street which is currently active at $449,900.  This house has 1463 finished sqft and is 3/2 bath.  Another house that has sold is 1327 SE 32nd Place which listed for $459,00 and sold for $436,000.  This house also had detached garage and driveway and both homes sit on quiet streets in the heart of Sunnyside.</p>
<p>Remodeled homes with new systems updated kitchens and bathrooms are selling in the upper $400,000 &#8211; $600,000 range. Two examples that have recently sold are: 3717 SE Yamhill Street which was listed for $475,000 and sold for $474,200.  This house has 1464 sqft finished on the main two floors with a partially finished basement. The house has NO garage nor driveway. Second example is 1309 SE 32nd Place which listed for $575,000 and sold for $550,000. This house has approx. 2400 sqft of finished space with 3 bedrooms and 2.1 bathrooms.  A driveway and decent size yard with deck and lawn.</p>
<p>Tracy and Jarrett&#8217;s generous offer to all of us still stands &mdash; call with your basic house questions any time. Even if you aren&#8217;t buying or selling a house, you can really help yourself (and indirectly Tracy, Jarrett and other agents too) by checking in with someone like them before tearing down a wall, responding to the city&#8217;s fix it letter, or slapping on a coat of paint.</p>
<p>With their own kids to raise and real estate careers to navigate in a challenging market, Tracy and Jarrett wouldn&#8217;t be able to drop everything to spend a big chunk of their day with you if you aren&#8217;t in the market right now to buy or sell, but you&#8217;d be amazed by the knowledge they can share in a 5-10 minute phone conversation or a quick stop by your house on their way to the next client.</p>
<p>As I said the first time I posted about Tracy and Jarrett, as the years go on, sharing the kind of inner South east neighborhood knowledge they have from being day to day in the market is going to help all of us have more success with purchases, rentals, remodels and renovations. 			<content:encoded><![CDATA[<p> <a href="http://www.doctorshebani.com/" >Dentistry for Children</a> is not exactly in Southeast.  In fact, it is in Vancouver (about 20 minutes from the Swap Shop without traffic).  So, why would Southeast families need a Vancouver dentist?</p>
<p>Well, as a Swap Shop member and Board member- I would like to sing the praises of Dr. Shebani and her team and let you know why it is more than worth the drive.  Dr. Amna Shebani is a pediatric dentist or a pedodontist. She specializes in dentistry for children and the minute you meet her you can feel her love for children.</p>
<p>I think the best way to explain why Dr. Shebani is such a spectacular pediatric dentist is to tell you a story about my oldest son, Charlie.  Charlie is not a big fan of going to the dentist.  He isn&#8217;t scared of the work they might need to perform, but he has a mighty gag reflex and just hates anyone sticking anything in his mouth.  When Charlie was 5 or 6, a dentist was able to get x-rays and told me he had 2 cavities.  2 years later &#8211; no dentist had been able to fill and treat those cavities, due to Charlie&#8217;s gag reflex.  I had taken him to every local pediatric dentist, and had not met one who could sympathize with, understand, and treat his problem.</p>
<p>Then, I heard about Dr. Shebani from a Sunnyside Environmental School family.  I drove to Vancouver to the most spectacular kid friendly dental office I had ever been to.  And, Dr. Shebani was able to get Charlie to relax, and she got his cavities filled.  Both my children BEG to go to Dr. Shebani office and look forward to the dentist.</p>
<p>I can&#8217;t say enough about Dr. Shebani.  I am secretly terrified of dental work- and I wish I could go to her!  Her office is filled with great toys, trains that go through the lobby and patient rooms, a toy/prize closest that inspires awe, and a warm, friendly, helpful staff.  I could go on and on, about the professionalism and caring at her office!  Please ask me and I will!</p>
<p>Every time I&#8217;ve been to Dentistry for Children, I&#8217;ve seen a fellow Swap Shopper or a Southeast family.  And, we always sing the praises of Dr. Shebani and team, and talk about why the drive to her office is so worth it!</p>
